As your letting agent, our priority is ensuring you feel secure, informed, and completely up to speed with how these changes effect your home. By now, you should have received the official government Renters’ Rights Act Information Sheet from us.
 
If you haven't had a chance to read it yet, or just want a quick breakdown of what’s changing, here are the key headlines every tenant needs to know.
 
🔑 Key changes at a glance
 
  • The end of Fixed-Terms: All Assured Shorthold Tenancies (ASTs) have automatically converted into Assured Periodic Tenancies. This means your tenancy is now a rolling, month-to-month agreement with no end date, giving you much more flexibility.
  • Abolition of Section 21 (‘No-Fault’ Evictions): Landlords can no longer ask you to leave without a valid legal reason. Any eviction notice must now be a Section 8 notice backed by clear grounds (such as the landlord wanting to sell the property or move back in).
  • Notice to move out: If you decide you want to leave your tenancy, you can do so at any time by giving us 2 months’ notice in writing.
  • Rent increases: Rent review clauses in contracts are a thing of the past. Rents can now only be increased once a year, and landlords must give you at least 2 months' notice using the official government Form 4A.
  • Right to request pets: You now have a legal right to request a pet. While landlords must consider every request fairly and cannot unreasonably refuse, they can require you to have pet insurance to cover any potential damage.
  • Upfront rent limits: For any new tenancies, the amount of rent that can be requested or accepted in advance is strictly capped at one month’s rent.
