Thinking of moving in the new year? Here's how to plan ahead!
I know what you're thinking! It's only November, so why are we talking about the new year already? ✨ Well, since the Renters' Rights Act came in this May, most tenants now need to give two months' notice to leave. So if you'd like to be in a new home by January, now's the time to start planning!
January is one of our busiest times of year for moves. Lots of people use the fresh start to find somewhere bigger, closer to work, or just a better fit. A bit of planning now can make the whole thing much less stressful.

1. Check your notice period
Most tenancies are now periodic, which means they roll on with no fixed end date. You'll usually need to give your landlord two months' notice in writing. To move by mid-January, that means getting your notice in by mid-November. If you're not sure what applies to you, just give us a call, and we'll talk it through.
2. Work out your budget
Before you start browsing, it's worth sitting down and working out what you can comfortably afford each month. Remember to think about council tax, energy bills, broadband and contents insurance as well as the rent. It's also handy to know that holding deposits are capped at one week's rent, and you can't be asked to pay more than a month's rent upfront.
3. Get your documents ready
When you find a place you love, being ready to go can really help. Have these to hand:
4. Start planning your move-out
Look at your current tenancy agreement and check-in inventory so you know what condition the property needs to be left in. Make a start on sorting and decluttering early. Book a clean before you hand back the keys. And don't forget to take meter readings on the day you leave!
5. Tell the important people
Update your address with your bank, employer, GP, DVLA and the council. Set up Royal Mail redirection too, so nothing gets lost in the move.
6. Ask us anything!
