Frequently asked questions
-
We're transparent about our fees. Management is a percentage of the rental income, based on how many properties you instruct us to manage, and you only pay a management fee when your property is occupied. Ask our Client Manager, Jake, for a copy of our Terms of Business.
-
We pay all landlord balances on or before the last working day of the month. On that day your statement appears on our client portal, and we email you to let you know it's ready.
-
We make it a really hands-off process. We need your signed Terms of Business, and you give your current agent the notice required. Once they're notified, we arrange to collect the certification, tenancy agreements, tenant contact details and keys, then contact your tenants about the switch.
-
We ask for a written reference from the applicant's current landlord and place of work, and evidence of continuous rental payments at a previous address. Whether you use full management or let only, you make the final decision on whether an application is accepted.
-
Repairs are reported through our online system. We email the issue to you to review. You can carry out the repair yourself, use your own contractor, or pass it back to us for our in-house team. For emergencies, tenants are given our 24/7 emergency number.
-
No. We never pass your personal details to your tenants unless you ask us to in writing.
-
The repair is carried out as normal and you pay for it. We then contest the invoiced amount at the end of the tenancy and deduct it from the deposit. Often the tenant offers to pay there and then.
-
Yes. We can help you find opportunities in Hull, East Yorkshire and Lincolnshire, with advice on the type of tenant to expect, achievable rent, refurbishment costs and growth potential.
-
Yes. Email the details to our Lettings Manager and we'll look for a solution. If you're still unhappy, we'll refer you to our redress scheme, The Property Ombudsman Service (TPOS).
