Renting with Ultralets.
Step by step.
The following prices apply to Residential and Commercial property management and letting services. We are required by law to display all of our prices inclusive of VAT. All prices shown are subject to change due to variations in material and labour costs. Changes to pricing are to be issued by email with a minimum of 3 months' notice.
-
Send an enquiry through our website or one of the property portals we list on. You need to have viewed a property before you can apply for it, so you know there are no surprises on move-in day.
-
After your viewing, apply through the property listing. We aim to reference your application as fast as we can, ideally within 5 working days, though it can take longer if referees are slow to reply or the application is incomplete. Once your landlord accepts, we can hold the property for up to 4 weeks (some landlords may want you to move in sooner).
-
Your holding deposit is the equivalent of one week's rent, and we need it before we start processing your application. If you're accepted, it's deducted from your deposit. If you're not accepted, it's refunded. If you withdraw your application, you lose it.
-
Your tenancy agreement is emailed to you to sign digitally (Adobe Sign), along with the inventory, Gas Safety Certificate, Electrical Safety Certificate, EPC and right-to-rent report.
You'll need to pay your first month's rent and your deposit before collecting your keys.
Bring your passport or photo ID when you collect your keys. We can't legally hand over keys until your Right to Rent check is complete.
-
Give us your notice in writing (by email, letter or through our office). We'll send you an advice sheet on how to leave the property and when the exit inspection will take place. We aim to return your full deposit if your rent is up to date and there's no major damage. We accept fair wear and tear.
