Updated Fire Door Regulations: What You Need to Know

What are fire doors?
A fire door is a door that is designed to resist the spread of fire and smoke. It is typically made of fire-resistant materials, such as solid wood or metal, and has a self-closing device that helps to keep it closed in the event of a fire. Fire doors are an important part of passive fire protection, which is a system of measures that are designed to slow the spread of fire and smoke in a building.
 
What are the details of the new regulations?
Fire doors (Regulation 10) is a new regulation under Act 24 of the regulatory reform (fire safety) order 2005. This new legislation came into force for responsible persons for all multi-occupied residential buildings in England with storeys over 11 metres in height to:
  • Undertake quarterly checks of all fire doors (including self-closing devices) in the common parts.
  • Undertake – on a best endeavour basis – annual checks of all flat entrance doors (including self-closing devices) that lead onto a building’s common parts.
  • Provide to residents, of all multi-occupied residential buildings with two or more sets of domestic premises (that have common parts), information on the importance of fire doors to a building’s fire safety.
What are the new fire door regulations?
The new fire door regulations are designed to improve fire safety in multi-occupied residential buildings. They require responsible persons for these buildings to undertake regular checks of fire doors to ensure that they are in good working order.
 
The regulations also require responsible persons to provide residents with information on the importance of fire doors to a building’s fire safety.

If you are a responsible person for a multi-occupied residential building, you must ensure that you comply with the new fire door regulations. You can do this by:
  • Undertaking regular checks of all fire doors in your building
  • Providing residents with information on the importance of fire doors
  • Fitting new fire doors if necessary
