Tenant referencing, made easier

Securing reliable tenants quickly is crucial for landlords; there's no doubt about it. Digital advancements are transforming the industry, and our latest standout innovation is the automation of the reference request process. This streamlined approach not only speeds up the application process but also significantly enhances the quality of tenant screening.
 
The traditional bottleneck
Traditionally, gathering references was a time-consuming manual task. When applications landed, we'd have to find the employer and the previous landlord, fire out an email, await the response, and naturally spend time following up. This bottleneck slowed down the entire application process, potentially leading to the loss of interest from ideal tenants.
 
Automation is the key
Our new digital solutions automate this process. As soon as a prospective tenant applies, the system automatically sends out reference requests. This includes:
  • Previous landlord/agent references: The system emails previous landlords or agents, requesting them to complete a short questionnaire. This questionnaire focuses on key aspects of the tenant's history, such as:
    • Were there any instances of late or unpaid rent?
    • Were there any noise complaints or other issues raised by neighbours?
    • Did the tenant maintain the property in good condition?
  • Employer references: Similarly, the system contacts current employers, asking a few simple questions to verify the applicant's information.
    • When did their employment start?
    • What are their contracted hours?
    • What type of working contract are they on?
    • What is their typical monthly income?
Not only does this automation drastically reduce the time it takes to gather references, accelerating the application process. But it eliminates the need for hours-a-week spent sending emails and follow-ups. Not received a response in a couple of days? The system knows, so it follows up. It continues to push for those all-important references until we get them. With the time that we have gained back, our colleagues can focus more on building strong relationships with our clients.
 
Referees have a much easier time submitting their responses. Rather than relying on them putting together an email response to referencing questions, they simply click a button to open up the form, fill in a couple of fields and hit submit.
