What is the PRS landlord database in the UK?

It is the new national register that links landlords, their rental properties, and key safety compliance documents into one central system.

Is the PRS Database live yet?

No. The service officially launches its first regional rollout in the West Midlands on 15 December 2026.

Yes, it is a legal requirement under Section 82 of the Renters' Rights Act for all applicable private rented tenancies in England.

Can I search the PRS Database yet?

Not yet. Once live, parts of the database will be accessible to local authorities and tenants, while general public access will be limited to protect privacy.

How much will it cost to register a rental property on the PRS Database?

• Landlord Registration: Free (£0).
• Property Registration: £65 per property, renewable annually.

Can landlords register their rental properties earlier than their regional window?

Yes! If you own properties in multiple regions or simply want to get ahead of the curve, you can register all your properties as soon as the service launches in December 2026.

How often will documents and information in the PRS Database rental property register need updating?

Landlords (or their letting agent) must update the entry whenever key information changes such as renewed Gas Safety certificates, new EICRs, or changes in tenancy.

How often does the PRS Database rented property register need to be renewed?

Property registrations must be renewed annually, along with the £65 renewal fee per property.

Will landlords be able to set up a direct debit to pay the renewal for the rented property register?

Yes, the government intends to offer direct debit and automated digital payment options for annual renewals.

When is the renewal due if I have more than one property?

Each property's renewal date falls 12 months from its initial registration date, though portfolio landlords can synchronise renewal dates during initial setup.

Will local authorities be able to view the PRS Database?

Yes. Local councils will have full access to identify landlords, verify safety compliance, and target enforcement against rogue operators.

Will tenants be able to view information on the PRS Database?

Tenants will be able to search the register to confirm that their prospective landlord and property are legitimately registered and compliant before moving in.
