New EPC minimum energy efficiency standards (MEES) for Landlords
The government has now confirmed that private landlords in England and Wales will need to make sure that the EPC rating for their properties meet a minimum standard of a C rating. The original date set by the government was 2028, however they have now u-turned on this and set the date to meet MEEs by October 1st 2030.
What changes have been made?
Will I need a new EPC?
EPC’s will remain valid for 10 years. So should you get an EPC tomorrow and it comes out as a C rating, you’ll remain compliant past 2030. This will also stand for any EPCs carried and up to October 2029.
How can Ultralets help?
Ultralets are geared up to support landlords with all the legislative changes hitting the PRS. Ultralets partner with Brick, a team of professional energy assessors who are always on hand to advise and support you on the best and most cost-effective path towards gaining an C rating by the end of 2030.
What happens next?
We’d recommend looking at the EPC rating of your investments and contacting Brick to discuss your options.
The government is still to clear up the finer details, including more information on the support that is going to be given to landlords.
The way that EPC’s are calculated is also up for consultation. The new Home Energy Model will use new bandings, with any EPC calculated using the current rules will still remain compliant. We’ll keep you updated when more information is released.
