5 steps to checking the quality of applications

You need the best-fit tenants for your property and we carry out a thorough referencing process in-house to check the quality of their application.

We're looking for candidates who will likely look after your property and pay their rent on time. To save you time, we only present you with candidates that could be potentials and will always give you our professional opinion.

Some agents use outsourced companies to do referencing on their behalf but dealing with applicants directly allows us to really get a feel for what type of tenant they’d be.

#1 Check for red flags in their communication style

🚩 Rude to staff members
🚩 Calling the office multiple times a day
🚩 Don't reply quickly to questions
🚩 Don't send over docs promptly

#2 Analyse their bank statements/payslips

At the point of application, we take 3x months worth of bank statements and 3x months' worth of payslips (and we cross-reference these to ensure they're accurate).

We ask for these rather than doing credit checks as it gives us the chance to look into their spending habits. For example, if the applicant says they don’t have any pets but then has outgoings to vets then it would raise questions.

#3 Contact their employer and previous landlords

We’ll contact their employer for a written reference and confirm their start date, hours worked and if the position is permanent/temporary.

If applicable, we’ll contact their current landlord for a written reference, confirming how long they have been in occupation, their current rental amount, if they are in arrears and if the property is well looked after.

#4 Verify their Right to Rent and check CCJs

We’ll look into their Right to Rent, analysing their ID and residence permits/share codes.

If they put on the application that they have CCJs, breach of tenancy or evicted, or convicted of offences related to drugs, violence, theft or property damage we would then look into this further.

We'd ask if they have any documentation to confirm if the conviction is spent / the CCJ is fully paid off and settled.

#5 Confirm their homeowner guarantor

We verify whether or not their homeowner guarantors stack up. We carry out a land registry check on the guarantor's property to confirm ownership.

As a landlord, what do YOU have to do with the applications?

We will send you an overview of the applicant for your feedback. This stops us from referencing them if you’re not interested so we can focus on finding you the strongest applicant possible.

Once you're happy with the overview of an applicant, it’s over to us to carry out thorough referencing. Once complete, we’ll send it over to you with our professional opinion and you can decide whether to accept or decline.

How long does it take for referencing to be done?

Typically around 3 to 5 working days for an application to be referenced. It can be quicker than this but it can also be longer depending on how quickly we get employment/landlord references back.
