Updates to the How to Rent Guide Published...

The How to Rent Guide, originally published by the Government in 2014, is a guide for tenants and landlords in the private rented sector that helps all parties understand their rights and responsibilities. It acts essentially as a checklist for each stage of the process, ensuring that the occupant and owner are compliant.
 
 
The How to Rent Guide has seen plenty of amendments over the years since its publication, but it has remained unedited since December 2020, with the exception of the accessible Easy to Read version being released in July 2021.
 
That is until now. On Friday 24th March, the Government released an update to the How to Rent Guide. As a managing agent, it's our duty to keep our clients informed of any legislative changes that impact you, your properties and your tenants.
 
Here are the main updates:
 
  • Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022
  • Code of Practice on Right to Rent Civil Penalty Scheme
  • Emphasising the importance of providing Electrical Installation Condition Reports (EICRs)
  • Information on fitting smart meters
  • Guidance on ensuring the property is suitable if you have a disability
 
Changes that have been introduced, with this revised How to Rent Guide, are already being followed by Ultralets.
