Navigating the evolving landscape being a landlord can be challenging for both landlords and tenants. With the upcoming Renters' Rights Bill (RRB) set to become law, significant changes are on the horizon.
This legislation aims to reform the sector, introducing new rules that will affect everything from tenancy agreements to eviction procedures.

New grounds to evict
Section 21s will be scrapped and replaced by new protocols and procedures. New grounds for possession are being drawn up, and will include tougher methods of eviction. Having all your property compliance in order will be a must.
Documents will be able to be served electronically
Currently the vast majority of tenancies require the service of any major documents to be via post or hand delivered. New laws will enable agents and landlords to serve the documents via electronic methods also.
Fixed tenancy changes
There will be drastic changes to the type of tenancy landlords can use. Fortunately for our clients, Ultralets current procedure meets the requirements of the inbound RRB.
Rent in advance scrapped
To end bidding wars and excessive first month rent collection, the government will be scrapping the acceptance of rent in advance.
Private rented sector database
All landlords will need to register on the new private rented sector database. This will include logging their investments alongside their name. The introduction of a PRS Ombudsman is also likely. More guidance for Ultralets Management clients will be available soon.
