Here's a quick breakdown of some of the key things that will get you and your property rental-ready, so that we can secure you a quality tenant as quickly as we can:

Verify your chosen agent's credentials

  • Make sure the agent managing your property is a member of relevant bodies, such as the National Association of Residential Letting Agents (ARLA), Deposit Protection Service, The Property Ombudsman and more... you can view our compliance information here

Get the right insurance

  • Most buildings insurance won't give you the level of cover you'll need as a landlord. Opt for specialist landlord insurance to cover you against loss of rent, damage and legal expenses
  • If in doubt, seek professional advice! This is not something you want to leave to chance

The 4 Ps: Paperwork pros perform properly

  • Check with your local council if you need a landlord license to earn rental income from your property
  • When you're ready to let, discuss property management services with our highly-skilled Lettings Managers
  • Check that your Energy Performance Certificate (EPC) is valid, if you need to secure an up-to-date one, we work with trusted partners to ensure quick and efficient EPC surveys
  • When your prospective tenant is selected, we will secure their deposit with the Deposit Protection Services (DPS) on your behalf 
  • Ensure that you are familiar with current any upcoming legislation surrounding being a landlord, your tenants and your properties. If you are unsure of anything, our Team are continually digesting all current and proposed legislation to be a reliable point of contact to address any questions or concerns you may have

Safety First

  • Get a gas safety certificate and renew it annually. Make sure you've fitted smoke alarms and carbon monoxide detectors, and that all gas and electrical equipment is up-to-code
  • Our Compliance Team keep tabs on all of our properties certificates to ensure there is no downtime between an expiring certificate and the renewal

Make it pretty

  • If your property is vacant when you bring it to us, ensure that it is clean and tidy before our marketing team goes in
  • Are there any outstanding works to complete? Our in-house team could be able to assist you with any makeovers or renovations you have planned before your tenant moves in
  • Today's renters expect as much as buyers, So make sure your property is light, neutrally decorated and clutter-free so that your renter can see themselves in the space
  • Our Marketing Team will enter the property and complete a full suite of professional marketing images, video walkthrough and floor plan to present your property at its best

Regular inspections

  • It's a good idea to keep an eye on the upkeep of your property(ies). Arranging a visit requires 24-48 hours of written notice ahead of any visit
  • By carrying out your own inspection ahead of any tenancy, or agreement with a managing agent, you can be sure everything is in good working order, present and accounted for
  • Our team are trained to carry our mid and end-of-tenancy inspections to ensure everything is in order with your property
