Ensuring tenant safety is our priority 🚨

We will have already spoken to some of you about these changes in the last few months, since their announcement, however, for those of you that may not know, here's what's coming in the updated legislation:
 
There have been some important updates to the legislation governing smoke and carbon monoxide alarms in rented properties that are vitally important to acknowledge and discuss with you, our landlords.

The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 only required private landlords to install a carbon monoxide (hereon CO) alarm in properties where a solid-fuel burning appliance was fitted. Following a recent review of these legislations, landlords will now be required to provide CO alarms in any room with a fixed combustion appliance i.e. a gas boiler or a gas fire. It is useful to note that gas cookers are excluded from the updated rules.

The responsibility falls on the landlord to cover the cost of installation and maintenance of these alarms, as your managing agent we can and will organise the distribution and installation of these devices (with your consent). The responsibility to regularly test the functionality of the alarms still falls with the tenant.

These new regulations come into effect from the 1st of October 2022. Our duty of care toward our tenants means that we will work to have these devices in place as soon as possible ahead of the regulations changes to limit the disruption to their homes and to give you plenty of notice to ensure your properties are compliant.

In anticipation of this, we will be utilising our buying power to secure plenty of stock to be distributed to our clients' properties.
 
If we haven't heard from you by the 1st of September, we will be instructing the supply and installation of CO alarms on your behalf to ensure compliance in your properties.
 
We will also send a follow-up reminder to all of our clients one week before the deadline to capture any outstanding responses to the instruction request.
