Awaab's Law requires all Landlords to address reported damp, mould and emergancy repairs within strict timelines. Initially directed at social housing Landlords, as of October 27th 2025, all Landlords including those in the PRS will be required to meet the guidelines. The rules were implemented after the tragic loss of Awaab Isak, a young child who died in 2020 due to extensive exposure to mould in his home.
We’ve broken down what Awaab’s Law means for you. Take a look at the key points and the changes coming into effect.
Key provisions of Awaab’s Law
Emergency Repairs: Landlord must investigate and start repairs within 24 hours
Damp and mould: Landlords must investigate damp and mould hazards within 10 working days and provide a written report of the issue to the resident within 3 working days of the initial inspection.
Mandatory repairs: Repairs that are reasonably necessary must be started within 12 weeks.
Legal enforcement: The introduction of the law gives tenants greater rights to take legal action if their Landlord fails to meet their obligations.
Suitable housing: Landlords must provide the tenants with suitable housing if the property can not be made safe within the required timeframe.
Phased implementation: The Law will have phased implementation with the first being focused on damp and mould, with the later stages aiming to be implemented by 2027.
What next and key dates?
Phase one: From 27th October damp and mould must be investigated within 10 working days, written summary provided to the tenant, emergencies actioned within 24 hours and if any issue poses a significant risk, appropriate action must be taken within five working days.
Phase two: Covers further hazards such as excess cold, fire risks and falls. It’s expected to come into effect in 2026.
Phase three: Will extend to all remaining HHSRS hazards except overcrowding and is expected in 2027.
